Restroom Sanitation Program
The room your tenants and customers form an opinion about first. Weekly deep clean, dwell-logged disinfection, and dispenser stocking on a documented cadence.

What goes wrong when it's half-done.
A restroom is the room your tenants and customers form an opinion about before they form one about anything else. Most janitorial vendors clean the visible surfaces and call it done — but the smell that builds back by Wednesday isn't dirt, it's uric scale at the base of the urinal feeding bacteria. A real restroom program treats the room as a system: deep clean, disinfect, restock, log. Every week. The Google review you don't get is the metric.
Four operational principles, written into the route plan.
Weekly deep clean of fixtures, floors, and grout — uric scale removed at the source, not masked with fragrance
EPA-registered disinfectant on high-touch surfaces with dwell time honored and logged per visit
Soap, air freshener, and dispenser refills bundled into the program — no separate invoice for stocking
Photo verification of restroom condition in the daily packet, with a shared restock log
What's included
- Weekly deep clean of all restroom fixtures: toilets, urinals, sinks, partitions, floor
- Uric scale removal at urinal base, floor seams, and grout
- EPA-registered disinfectant on every high-touch surface, dwell-time logged
- Soap, hand sanitizer, and air freshener refills bundled into the program
- Dispenser maintenance — stuck doors, jammed feeds, broken sensors
- Restock log shared with the office manager or facility lead
- Photo verification of restroom condition in the daily packet
What's not included
We name the line items we won't quietly run past you.
- Restroom remodel, partition install, or fixture replacement
- Plumbing repair (we flag, you call your plumber)
- Bloodborne pathogen response and biohazard cleanup (separate scope)
- Feminine hygiene product vending (separate program — happy to refer)
Specific tools. Documented chemistry. Operator credibility through specificity.
Equipment
- Hospital-grade EPA-registered disinfectant applied to high-touch points with documented dwell time — not a quick spray-and-wipe
- Bowl-clamp acid descaler to lift uric scale at the source (the actual cause of the smell, not a fragrance cover-up)
- Color-coded microfiber program — restroom microfibers never share a bucket with kitchen or office cloths
- Touchless dispensers stocked with consumables tracked in a shared restock sheet
- Air-freshener and odor-control rotation that neutralizes, not masks
Chemistry & approach
Soil source drives the method. Same square foot, different chemistry, different labor.
- Uric scale at urinal base and floor seams
- Bowl-clamp acid descaler weekly. The mineral buildup feeds odor; remove the source, not the symptom.
- High-touch surfaces (handles, fixtures, partition latches)
- EPA-registered disinfectant with 1-minute contact time honored, then wiped. Logged per visit.
- Floor and grout
- Alkaline degreaser + clear neutral rinse. Mopping with reused water spreads bacteria; we change buckets per zone.
When to add this to a recurring program
Cadence options we run for Restroom: Daily disinfection + weekly deep clean, Weekly deep clean only, Bi-weekly deep clean, Custom. We'll sequence it inside your existing program so the building doesn't see a second crew.
